The 3M5 Airport Inc. board of directors is in the investigating, planning, and marketing stages of facilitating construction of a 13-unit T-hangar on the site currently occupied by Plane Port structure #18, and a 5 or 6-unit Box hangar on the site previously occupied by Plane Port structure #8 (see Airport Hangar Map and Hangar Plan Views below). The T-hangar units will be 42’ wide by 32’ deep with a 12’ door height and approximately 1,050 square feet in area. The Box hangar units are projected to be 46’ wide by 40’ deep with a 14’ door height and approximately 1,840 square feet. The T-hangar units can typically accommodate a small single engine or small twin engine general aviation (GA) aircraft while the box hangar units can accommodate larger aircraft or multiple smaller ones.
Hangar units will have the following standard features: Electric bi-fold aircraft doors; personnel swing doors; concrete floor; adequate overhead lighting; electric outlets in each unit, insulation on outside walls and the roof.
It is NOT the intention of 3M5 Airport Inc. to directly finance, build, and lease these hangar units but rather to enter into a long term land lease agreement with a legal entity which would then develop the improvements on the land as outlined above. 3M5 Airport Inc. would collect annual land lease payments and a monthly Operations and Maintenance (O&M) fee for each unit in accordance with 3M5 Airport standard practices. The developing entity would sell, sublease, or occupy the units according to their agreement with 3M5 Airport. At the end of the long term land lease agreement and any extensions, the improvements to the land would become the property of 3M5 Airport Inc.
It is envisioned that the developing entity would be one or a combination of the following:
• Private-development construction, maintenance and ownership. This would most likely be a commercial real estate developer or a “deep pocketed” individual who would view this as an investment opportunity.
• Patron-financed and owned T-Hangar or Box Hangar complex through a property owners association. This would most likely be a group of pilots whose intent would be to occupy the finished hangar units with their aircraft rather than subleasing or selling.
3M5 Airport Inc. is currently collecting rough pricing data and gauging interest in these two hangar projects. Current rough cost estimates are approximately $780K for the 13-unit T-hangar (about $60K / unit) and approximately $100K / unit for the Box Hangars.
